Job Title: Senior Voids Surveyor




About the Role / Job Summary:

Are you an experienced MRICS-qualified Surveyor looking for a leadership role where you can make a real difference? As a Senior Voids Surveyor, you'll lead the delivery of void works across your region, ensuring homes are safe, compliant, and ready for new residents as quickly as possible. Working closely with contractors, operational teams, and Assistant Surveyors, you'll drive performance, improve quality, and deliver excellent value for money across our voids service.




Key Responsibilities:

• Manage void properties from inspection through to handover, ensuring homes meet lettable standards and are ready for new residents promptly.
• Lead and support Assistant Surveyors, fostering their development and driving high performance within the team.
• Monitor contractor performance to ensure works are delivered safely, on time, within budget, and to the required quality standards.
• Oversee budgets, ensuring cost-effective delivery while maintaining compliance with safety and regulatory requirements.
• Conduct inspections to identify building defects and specify necessary repairs or maintenance.
• Collaborate with operational teams and contractors to improve service quality and deliver excellent value for money.
• Ensure compliance with all relevant health and safety regulations and standards.
• Provide an excellent customer experience by maintaining clear communication and addressing concerns promptly.
• Participate in an out-of-hours rota, which may include occasional evening or weekend work.

Qualifications:

• MRICS qualification is essential.
• Proven experience in void management or surveying.
• Strong understanding of health and safety regulations.
• Excellent communication and leadership skills.
• Ability to manage budgets and contractor performance effectively.

Education Requirements:

• Degree in Building Surveying or a related field.
• Relevant professional qualifications (e.g., MRICS).

Experience Requirements:

• Minimum of 5 years’ experience in surveying, particularly in void management.
• Experience in leading teams and managing contractor relationships.
• Familiarity with housing association practices is an advantage.
