Facilities Operations Lead/Manager

W2 Contract

Pay Rate: $60 - $65 per hour

Location: San Jose, CA - Onsite Role

Job Summary:

We are seeking a highly motivated, hands-on individual to oversee the daily operations, maintenance, and safety of our facility. This role is critical in ensuring that building systems operate at peak efficiency and remain in full compliance with all regulatory standards. The ideal candidate will bridge the gap between high-level strategic planning—such as budget management and vendor negotiations—and practical, technical execution within a specialized environment.

Duties and Responsibilities:

  • Schedule and oversee routine maintenance for all building systems (HVAC, electrical, and general construction); conduct frequent inspections to identify issues and ensure operational integrity.
  • Create, monitor, and manage the facility budget; evaluate and recommend new maintenance products and technological solutions to improve efficiency.
  • Implement and enforce workplace safety policies; lead the company safety committee and ensure full compliance with all relevant laws and regulations.
  • Negotiate contracts and manage relationships with external contractors and vendors, including oversight of maintenance work and pest control.
  • Maintain high standards of hygiene and sanitation; manage specialized equipment, including generators and cold temperature storage systems (-80°C, -20°C, and 2–8°C).
  • Serve as the primary point of contact for security, safety, and facility-related emergencies.
  • Maintain precise logs of all inspections, maintenance activities, and repairs.

Requirements and Qualifications:

  • Strong working knowledge of HVAC, electrical systems, architecture, and construction.
  • Proven experience managing cold-chain storage and critical infrastructure (generators, etc.).
  • Exceptional project management, negotiation, and vendor oversight abilities.
  • Strong math and analytical skills for complex budgeting and cost-saving initiatives.
  • High-level problem-solving abilities with excellent written and verbal communication skills.
  • Must be able to work onsite daily during standard business hours with a readiness to "jump in" as needed.
  • A bachelor's degree in Facilities Management, Engineering, or Business Management is required.
  • 5–8 years of direct experience in facility management.
  • Previous experience in the biotech or Pharmaceutical industries is strongly preferred.
  • Demonstrated experience leading a company safety committee or similar regulatory body.
