Management experience essential!

My client a market leading Estate Agent based in South Leeds seeks an experienced Team Leader . You must be able to hit the ground running with limited training.to join their Property Management Team.

Strong leadership skills, including effective time management, prioritising and delegation, are required.

Dutie:

• Responsible for retention of managed portfolio
• Responsible for day to day management of the department
• Oversee management of property management team, works orders/tasks/email
• Conduct daily meetings with property management/check out/inspections team
• Oversee management of check out/inspection/inventory teams
• Conduct weekly meeting with check out/inventory teams to plan diaries
• Quality spot checks on procedures/checklists/works orders
• Management/discipline of department conduct
• Implement, monitor and review ARLA best practice and agreed procedures are applied in all aspects of work for both the team and self.
• Responsible for ensuring systems/processes/checklists are efficient and are followed
• Monitor and prioritise workloads and key tasks for both self and team.
• Responsible for ensuring that the team, answer the telephone in a prompt, positive, professional and friendly manner.
• Attend to and manage property repair issues in a timely, organised and proactive manner.
• Liaise with tenants / contractors / landlords ensuring repairs are undertaken proactively and within a specified time.
• Keep landlords / tenants updated on all relevant matters.
• Follow up interim property inspection reports issuing letters to landlords and tenants as appropriate and dealing promptly with any repairs or breaches of tenancy. Ensure Landlord fully aware at all times.
• Arrange renewal annually of gas and electric safety certificates for managed properties in line with landlord’s requirements and legislation.
• Keep respective property files and computer records up to date.
• Ensure all relevant documentation such as inventories; renewals etc are filed promptly in paper file.
• Deal with any requests such as rent reviews, renewals, vacation procedures by the landlord promptly, giving guidance on legislation as required
• Liaise with other branch managers to promote a united management team
• Handle basic account enquires from Landlords and tenants.
• Be aware of opportunities to promote other Manning Stainton Products and services.
• Provide sales leads to Manning Stainton residential offices.
• Be aware of opportunities to promote Insurance products such as Rent Guarantee and Tenant/Landlord Insurance.
• Follow Key checking in and out procedure
• Monthly quality checks on contractor works
• Ensure contractor public liability insurance is valid
• Monthly review of property management performance with Head of Lettings
• Staff management – daily management of property management staff inc team building, holiday rotas, organise and lead meetings, management of sickness absence, staffing levels, conduct and discipline etc.
• Conduct staff quarterly reviews in line with the company process.
• Support staff, assist with training as required, delegate and motivate activities.
• Understand and implement complaints procedures and deal with complaints in line with company procedure.
• Assisting colleagues with other duties as required.

Essential

- Experience of working in a busy customer service environment.
- Previous experience working in Lettings Property Management.
- Previous experience managing/leading a team
- Good knowledge & understanding of Lettings legislation
- Car driver

Desirable

- Good knowledge & understanding of ARLA code of conduct & best practice.
